How channel partner commission is calculated

The maths has three steps:

1

Total commission

Property value multiplied by the commission percentage, divided by 100. This is the full commission the developer pays on the deal.

2

Your share

Total commission multiplied by your split percentage, divided by 100. This is the part of the commission that belongs to you.

3

Remaining share

Total commission minus your share. This is what stays with the firm or goes to other partners on the deal, depending on your internal split arrangement.

Remember that commission in Indian real estate is commonly paid in stages linked to the buyer's payment progress, and GST treatment depends on your agreement and invoicing. The calculator shows the full deal commission; your payout schedule shows when each part actually reaches you.

Worked example

You close a booking on a flat priced at ₹1,00,00,000 (₹1 crore). The developer pays 2% commission on this project. Your split with your firm is 60% to you and 40% to the firm.

Total commission = ₹1,00,00,000 × 2 ÷ 100₹2,00,000
Your share = ₹2,00,000 × 60 ÷ 100₹1,20,000
Remaining share = ₹2,00,000 - ₹1,20,000₹80,000 to the firm

If the developer releases commission in stages, for example half at booking and half against later buyer payments, you would receive your ₹1,20,000 across those same stages, ₹60,000 at each stage in this example. The calculator above opens with exactly these numbers, so you can change any one of them and watch your share move.

Slab rates change the picture

Many developers pay on slabs: the percentage rises as your bookings in a project increase. Run the calculator at each slab rate to see what the next slab is actually worth to you per deal. On the example above, moving from 2% to 2.5% raises the total commission from ₹2,00,000 to ₹2,50,000, and your 60% share from ₹1,20,000 to ₹1,50,000, a difference of ₹30,000 on a single booking.

Frequently asked questions

Multiply the property value by the commission percentage and divide by 100. For your personal share, multiply the total commission by your split percentage and divide by 100.

It varies by developer, project and the slab you are on. There is no fixed standard rate. Your agreement with the developer states the percentage and the slab structure.

Commission figures are usually discussed before tax. GST applies as per the invoicing arrangement between the developer and the channel partner. Confirm the treatment in your agreement.

Usually in stages, linked to the buyer's payment milestones, rather than in full at booking. The stage structure is set in the developer agreement.

From calculating to tracking

A calculator answers one deal at a time. The harder problem is tracking commission across every booking, slab and payout stage without losing money in the gaps. Leadvio tracks commission slabs and payouts inside the same CRM that holds your leads, site visits and bookings, so expected commission and received payouts are always one view away.

  • Commission slabs tracked per project and developer
  • Expected and received payouts in one view
  • Leads, site visits and bookings in the same system
