Real Estate ROI Calculator: Rental Yield, Returns and CAGR
A real estate ROI calculator works out what a property returns over the time you hold it: the gross rental yield today, the total rent collected after costs, the value of the property at the end, and the overall return as a percentage and as CAGR. Enter the price, the expected monthly rent and your assumptions, and every figure updates instantly. It is free and needs no signup.
Enter the property and your assumptions
How long the property will be held, from 1 to 30 years.
The yearly rate at which you expect the property value to grow.
The yearly rise you expect in the rent at each renewal.
One combined yearly figure, held constant across the holding period, and deducted from each year's rent.
Your return
A total gain of ₹1,25,91,192 on a price of ₹1,00,00,000, which is a CAGR of 8.49%.
Results update as you type. These are projections on your assumptions, not a promise of returns. Nothing you enter is stored or sent anywhere.
Year by year
The same working, shown year by year. Property value compounds at your appreciation rate, rent rises at your rent increase rate, and each year's maintenance and tax is deducted before the rent is added to the cumulative total.

How the ROI calculator works
Three parts to every property return:
Rental yield
Gross rental yield is the yearly rent divided by the property price, multiplied by 100. It shows what the property earns from rent today, before any costs are taken out.
Rent across the holding period
Each year, the rent rises by your rent increase percentage, and your yearly maintenance and tax cost is deducted to give that year's net rent. The tool adds the net rent of every year together, so longer holdings collect much more than the first year's rent suggests.
Appreciation and total return
The property value grows each year at your appreciation rate. Total gain is the rise in value plus the total net rent collected. Overall ROI is the total gain divided by the price, and CAGR expresses the same total return as one steady yearly rate, so two properties held for different periods can be compared fairly.
The calculator does not assume any market return. Every number moves only with the price, rent and percentages you enter, so the honest way to use it is to test a cautious case and an optimistic case side by side before quoting either to a buyer.
Answering the investor buyer
Investor buyers ask two questions at a site visit: what rent will it give, and what will it be worth when I sell. Run this calculator in front of the buyer with their own assumptions for appreciation and rent increase, and the conversation stays about numbers you have both agreed on, instead of a claim the buyer has to take on trust. If the cautious case still works for them, the deal is on solid ground.
Keep every investor lead, site visit and follow-up in one place with the Leadvio CRM, and see plans on the pricing page. Leadvio is free for up to 3 users, so a small team can start without paying anything.
Frequently asked questions
Rental yield is the rent a property earns in a year, expressed as a percentage of its price. Gross rental yield equals monthly rent multiplied by 12, divided by the property price, multiplied by 100. On the example this page opens with, rent of ₹35,000 a month on a ₹1,00,00,000 property gives a gross yield of 4.2 percent. Yield is the quickest way to compare the income side of two properties of different prices.
Gross yield uses the rent before any costs. Net yield deducts the running costs of holding the property, such as maintenance, property tax and society charges, from the yearly rent before dividing by the price. Net yield is always lower and closer to what the owner actually keeps. This calculator shows gross yield as the headline figure, and uses net rent, after your yearly cost figure, in the total rent and ROI numbers.
CAGR is the compound annual growth rate: the single yearly rate at which a starting amount would have to grow, compounding every year, to reach an ending amount. It is calculated as (ending amount divided by starting amount) raised to the power of (1 divided by years), minus 1. In this calculator the ending amount is the final property value plus the total net rent collected, and the starting amount is the purchase price, so the CAGR covers both income and appreciation.
Yes. The total gain in this calculator is the increase in the property's value over the holding period plus the total net rent collected in the same period. Overall ROI is that total gain divided by the purchase price, multiplied by 100. If you want rent only, look at the total net rent figure on its own.
Deduct the regular costs of holding the property: maintenance, property tax, society charges, and an allowance for vacancy between tenants and any brokerage paid when re-letting. This calculator has one combined yearly cost field, so add your expected costs for the year into it. One-time purchase costs such as stamp duty and registration are not deducted from rent here; if you want them counted, add them to the purchase price you enter.
Because it compounds. Over five years, a yearly increase of 5 percent changes the total rent only a little. Over twenty years, the later years earn far more rent than the first years, so a small change in the assumed increase moves the total rent, and with it the overall ROI, by a large amount. Run the calculator once with a cautious increase and once with an optimistic one, and base any decision on the cautious result.
