Conversions use 1 sq m = 10.7639 sq ft, 1 acre = 43,560 sq ft, 1 guntha = 1,089 sq ft and 1 cent = 435.6 sq ft.

Carpet, built-up and super built-up

Type in any one of the three areas and the other two update. Built-up area is carpet area plus walls and ducts, roughly 20 percent more than carpet, so this tool derives built-up as carpet times 1.2. Developers vary, so treat built-up as an approximation.

The loading the project applies, as a share of the super built-up area.

Your areas

Carpet area
650 sq ft

The usable area inside the flat, and the number RERA agreements are written on.

Built-up area
Carpet plus walls, approx 20 percent more
780 sq ft
Super built-up area
At 30% loading
928.57 sq ft
Common areas and walls
Super built-up minus carpet
278.57 sq ft

Super built-up area equals carpet area divided by (1 minus loading divided by 100). At 30 percent loading, a 650 sq ft carpet becomes about 929 sq ft super built-up.

Price per sq ft check

Use the same area basis the rate is quoted on, usually super built-up.

Change the rate and the total updates. Change the total and the rate updates, so a quoted all-in price can be checked against the rate on the brochure.

The price, both ways

Total price
₹97,50,000

650 sq ft at ₹15,000 per sq ft.

Rate per sq ft
Total price divided by area
₹15,000
Price on carpet area
The same total spread over usable area only
₹15,000

The carpet area rate uses the carpet area from the tool above. It is usually the most honest comparison between two projects.

How the sq ft calculator works

Three checks, one page:

1

Convert any unit into sq ft

Every land and flat measurement in India converts through square feet. One square metre is 10.7639 sq ft, one acre is 43,560 sq ft, one guntha is 1,089 sq ft and one cent is 435.6 sq ft. The converter above shows all six units at once, so a plot quoted in gunthas and a flat quoted in sq m can be compared on the same scale.

2

Check carpet against super built-up

Developers quote super built-up area, which is carpet area plus a loading for common areas like the lobby, lift and staircase. Enter the carpet area and the loading percentage from the brochure and the tool works out the super built-up area the developer should be quoting, and the other way round.

3

Work out the price both ways

Multiply the area by the rate per sq ft to get the total price, or divide a quoted total price by the area to get the rate per sq ft. Checking the rate is the fastest way to compare two projects whose quoted areas are built on different loading.

How channel partners use this at a site visit

A brochure leads with super built-up area and a rate per sq ft that looks low because the loading is high. At the site visit, run the carpet area and the loading through the tool above and show the buyer the usable area and the rate on carpet. That one honest check settles most arguments about which project is really cheaper, and it protects you when a buyer later says the flat feels smaller than promised.

Keep every lead, site visit and follow-up in one place with the Leadvio CRM, and see plans on the pricing page. Leadvio is free for up to 3 users, so a small team can start without paying anything.

Frequently asked questions

Carpet area is the usable floor area inside the flat, the space where a carpet can actually be laid. Super built-up area is the carpet area plus the flat's share of common areas such as the lobby, lift, staircase and clubhouse, added through a loading percentage. Developers price and advertise on super built-up area, but you live in the carpet area, so the gap between the two numbers decides how much usable space you really get.

Loading is the share of the super built-up area that is not carpet. A loading of 30 percent means 30 percent of the super built-up area is common areas and walls, and 70 percent is carpet. So super built-up area equals carpet area divided by (1 minus loading divided by 100). Developers sometimes quote loading the other way, as a markup on carpet area, which gives a different number for the same flat. Always ask which basis a brochure uses, and confirm it in the agreement.

Under RERA, carpet area is the net usable floor area of an apartment. It excludes the area covered by external walls, areas under service shafts, exclusive balcony or verandah area and exclusive open terrace area, but it includes the area covered by the internal partition walls. Developers must state this RERA carpet area in the agreement, which makes it the most reliable number for comparing two flats.

Multiply the square metres by 10.7639. For example, 100 sq m is 1,076.39 sq ft, and a 60 sq m flat is about 646 sq ft. To go the other way, divide the square feet by 10.7639.

A guntha is a land measurement unit used in Maharashtra and parts of western and southern India, mainly for plots and agricultural land. One guntha is 1,089 sq ft, and 40 gunthas make one acre. Plot prices near Mumbai are often quoted per guntha, so converting to sq ft first makes it easier to compare with other plots.

Because the loading is different. The carpet area of two similar flats can be identical while the super built-up areas differ, because one project loads 25 percent for common areas and the other loads 40 percent, or because one counts amenities the other does not. The rate per sq ft then looks lower on the project with the higher loading, even when the flat costs the same. Compare RERA carpet areas and the total price, not the quoted super built-up area.
