RERA Project Verification Guide and Official Portals

Every under-construction project sold in India must be registered with the RERA authority of its state, and anyone can verify that registration free on the official state portal before paying a booking amount or signing an EOI. This page gives you the official portal for each major state, the steps to search a project there, what to check on the project page, and the red flags to watch for. The verification itself happens on the government portal; this page takes you to it.

MahaRERA: Maharashtra Real Estate Regulatory Authority

Open the official Maharashtra portal

https://maharera.maha.gov.in

How to search a project there
  1. 1Open the MahaRERA portal and go to the search for registered projects.
  2. 2Search by the project name, the promoter name, or the registration number, which starts with P.
  3. 3Open the project page to see the registration certificate, approved plans and the declared completion date.

MahaRERA number format check

A MahaRERA registration number follows one format: the letter P followed by 11 digits. Enter a number from a brochure or advertisement and this tool checks the format only. It does not connect to the MahaRERA database.

Example format only. Nothing you type here is stored or sent anywhere.

Type a number above and the tool will check whether its format matches the MahaRERA pattern.

What to check on the project page

Opening the project page is only the first step. These six checks take a few minutes and cover what a buyer will eventually ask you about:

Registration certificate and validity

The project should have a registration certificate on its portal page, and the registration should still be valid on the day you check.

Approved plans and layout

The sanctioned building plans and layout uploaded on the portal are what the promoter is allowed to build and sell against.

Declared completion date and extensions

Note the completion date the promoter declared, and whether the authority has already granted one or more extensions to it.

Promoter details and past projects

Check the promoter's name, address and the other projects listed under the same promoter, including how those projects progressed.

Uploaded legal documents

Title documents, commencement and approval documents are uploaded on the project page. A missing or unclear document is worth a question to the promoter.

Complaints and orders

Most portals show complaints filed against the project and orders passed by the authority. Read them before you recommend the project to a buyer.

Red flags to stop on

Any one of these is a reason to pause the booking and ask questions before money moves:

No registration number on the brochure

Under-construction projects that are being marketed should carry their RERA registration number on brochures and advertisements. If it is missing, ask for it before anything else.

The number does not resolve on the portal

If the number printed on the brochure does not open a project page on the official portal of that state, treat the project as unverified until the promoter explains the mismatch.

Completion date extended more than once

One extension can happen for genuine reasons. Repeated extensions on the portal mean the timeline has already slipped more than once, and buyers should hear that from you first.

More than 10 percent demanded before a registered agreement

As a RERA rule of thumb for under-construction projects, a promoter should not take more than 10 percent of the cost of the flat as an advance before a registered agreement for sale is executed. A demand beyond that is a warning sign.

Brochure area does not match the portal documents

If the area, layout or tower details in the brochure do not match the plans and documents on the portal, the portal documents are the safer reference, and the difference needs an explanation.

Make verification a step in your sales process

A buyer trusts the channel partner who checks before selling. Run the portal check when a project enters your list, save the registration number with the project, and repeat the check when a buyer is close to booking, because registrations get extended and project details change.

In Leadvio CRM, each project, its leads, site visits, EOIs and bookings stay on connected records, so the registration details you verified sit next to the deals they protect. See Leadvio pricing for plans.

Frequently asked questions

It means the promoter has registered the project with the RERA authority of that state and disclosed the project on the authority's portal: its plans, approvals, documents, promoter details and declared completion date. Anyone can view these details free on the portal before booking.

No. RERA registration is registration and disclosure with the authority; it is not an approval of the project and not a guarantee that the project will be completed well or on time. Building plan approvals, title clearance and other permissions are separate, although many of those documents are uploaded on the project's RERA page.

Go to maharera.maha.gov.in and search the registered projects by the registration number or the project name. A MahaRERA number is in the format of the letter P followed by 11 digits, but the format alone proves nothing. The registration is confirmed only when the number opens the project's page on the portal.

RERA expects projects to be registered before they are advertised or sold, and real estate agents, which includes channel partners in many states, have their own registration duties. Promoting a project whose registration you cannot verify can create legal and commercial risk for you. This is general information, not legal advice; check the rules of your state or take professional advice before marketing such a project.

RERA carpet area is the net usable floor area of the flat. It excludes the area of external walls, service shafts and exclusive balconies or verandahs, and it includes the area of internal partition walls. Because every project must state it the same way, it is the area figure to use when comparing flats across projects.

Complaints are filed with the RERA authority of the state where the project is registered. Most state portals have an online complaint section with the process and the fee for that state. Start from the same official portal you used to verify the project.

Sell projects you have already checked

Verification takes minutes per project. Leadvio keeps your projects, leads, site visits, EOIs and bookings in one CRM, so the projects you verified are the ones your whole team sells from, with nothing tracked in separate spreadsheets.
