The breakdown assumes the rate stays fixed, the EMI never changes and no prepayment is made. Small rounding differences of a rupee or two can appear between the year rows and the totals, because every figure is rounded to the nearest rupee for display.

How home loan EMI is calculated

The maths has three steps:

1

Convert the annual rate to a monthly rate

Divide the annual interest rate by 12 and then by 100. A rate of 8.5 percent a year becomes 0.0070833 a month. Every EMI figure on this page starts from that monthly rate.

2

Apply the amortisation formula

EMI equals P multiplied by r multiplied by (1 + r) to the power n, divided by ((1 + r) to the power n, minus 1). P is the loan amount, r is the monthly rate and n is the number of monthly payments, which is the tenure in years multiplied by 12. If the rate is zero, the formula is not used: the EMI is simply the loan amount divided by the number of months.

3

Split every payment between interest and principal

Each month, interest is charged on the outstanding balance, and whatever is left of the EMI reduces the principal. Early in the tenure the interest part is the larger share. As the balance falls, the interest part shrinks and the principal part grows, while the EMI itself stays the same.

Because the interest part is worked out on the balance that is still outstanding, the same EMI clears the loan exactly at the end of the tenure: no more, no less. That is also why a small change in the rate or the tenure moves the total interest by a large amount, even when the EMI moves only a little.

Worked example

A buyer takes a home loan of ₹50,00,000 at 8.5 percent a year for 20 years. The monthly rate is 8.5 divided by 12 and then by 100, which is 0.0070833, and the number of payments is 20 multiplied by 12, which is 240. Putting those figures into the formula gives:

Monthly EMI₹43,391
Total payable = EMI across 240 months₹1,04,13,879
Total interest = ₹1,04,13,879 - ₹50,00,000₹54,13,879

So the buyer pays back a little more than double the amount borrowed: the ₹50,00,000 loan plus ₹54,13,879 of interest over the 20 years. The calculator above opens with exactly these numbers, so you can change the rate or the tenure and watch the EMI and the total interest move. All figures are rounded to the nearest rupee.

Tenure lowers the EMI and raises the cost

On the same ₹50,00,000 loan at 8.5 percent, a 15 year tenure gives an EMI of ₹49,237 and total interest of ₹38,62,656. Stretching the tenure to 20 years drops the EMI by ₹5,846 a month, to ₹43,391, but the total interest rises by ₹15,51,223, to ₹54,13,879. The monthly relief is real, and so is the extra cost.

Run the calculator at two or three tenures before the buyer fixes one. The honest comparison is never the EMI alone: it is the EMI the buyer can carry comfortably every month, set against the total interest that tenure adds over the life of the loan.

Use the EMI in the booking conversation

The first money question most buyers ask after the price is what the loan will cost them every month. An EMI worked out in front of the buyer, on the loan amount they actually need, settles that question on the spot: the monthly payment, the total interest, and what a shorter or longer tenure does to both.

In Leadvio CRM, that buyer stays on one lead record from the first call to the booking, so the numbers you discussed at the site visit are still in front of your team at every follow-up. See Leadvio pricing for plans.

Frequently asked questions

EMI is calculated with the standard amortisation formula: EMI equals P multiplied by r multiplied by (1 + r) to the power n, divided by ((1 + r) to the power n, minus 1). P is the loan amount, r is the monthly interest rate (the annual rate divided by 12 and then by 100), and n is the number of monthly payments. On a loan of ₹50,00,000 at 8.5 percent for 20 years, r is 0.0070833 and n is 240, which gives an EMI of ₹43,391.

Each monthly payment covers two parts: interest on the outstanding loan balance for that month, and a part of the principal itself. Early in the tenure, the interest part is the larger share of the EMI. As the balance falls, the interest part shrinks and the principal part grows, while the EMI amount stays the same. The year-wise table on this page shows that split for every year of the loan.

If the interest rate is zero, there is no interest to add, so the EMI is simply the loan amount divided by the number of months. The total interest is zero and the total payable equals the loan amount. This calculator handles that case directly instead of using the amortisation formula, which needs a rate above zero.

No. A longer tenure lowers the monthly EMI but raises the total interest, because the balance stays outstanding for more months. On a loan of ₹50,00,000 at 8.5 percent, moving from 15 years to 20 years lowers the EMI from ₹49,237 to ₹43,391, but the total interest rises from ₹38,62,656 to ₹54,13,879. The right tenure is the one where the EMI is comfortable and the total interest is still acceptable to you.

No. The calculator works only on the loan amount, the interest rate and the tenure, so its figures cover principal and interest only. Processing fees, insurance premiums, stamp duty, registration and other charges a lender or a purchase may add are not included. Check the loan sanction letter and the cost sheet for those amounts. This is general information, not financial advice.

No. The calculation assumes the interest rate stays fixed for the full tenure, the EMI never changes, and no prepayment is made. If the rate changes on a floating rate loan, or you prepay part of the principal, the actual EMI, tenure and total interest will differ from the figures shown here.

From calculating to closing

A calculator answers the EMI question for one buyer at a time. The deal still has to be worked: the follow-ups, the site visit, the booking and the commission after it. Leadvio keeps all of that in the same CRM, so the buyer whose EMI you worked out today is tracked properly until the payout lands.

  • Leads, follow-ups and site visits on one record
  • Booking and EOI milestones tracked per deal
