Property Tax Calculator

A property tax calculator works out an estimate of the yearly property tax on a property, from the taxable value on your municipal bill and the tax rate your municipal body applies. Enter those figures, plus any rebate and any other charges, and the calculator gives you the yearly total and the monthly equivalent for budgeting. The result is an estimate only: confirm the final figure on your municipal bill or portal before you pay. It is free, instant, and needs no signup.

How property tax is calculated here

The maths has three steps:

1

Base tax

Taxable value multiplied by the tax rate you enter, divided by 100. The taxable value is the figure shown on your municipal bill, and the rate is the rate shown on that bill or confirmed by your municipal body.

2

Rebate

Base tax multiplied by the rebate percentage you enter, divided by 100. Leave the rebate at zero unless your bill shows a rebate, for example for early payment.

3

Total for the year

Base tax minus rebate, plus any other charges you enter. The monthly figure is the yearly total divided by 12, for budgeting only.

Worked example

A property with a taxable value of ₹6,00,000 on its municipal bill, at a tax rate of 10 percent, with no rebate and no other charges, gives the figure the calculator opens with.

Base tax = ₹6,00,000 × 10 ÷ 100₹60,000 a year
Monthly equivalent = ₹60,000 ÷ 12₹5,000 a month

Add a 5 percent early payment rebate and the yearly total falls to ₹57,000. The rate in this example is an entered figure, not a rate asserted for any city.

Frequently asked questions

Taxable value multiplied by the tax rate you enter, divided by 100, minus any rebate you enter, plus any other charges you enter. Every input is yours: this tool does not state a municipal rate, because rates and valuation methods differ by city and by property.

No. It is an estimate from the figures you enter. Your actual bill may use a different taxable value, a different rate, slab rates, cess amounts, or arrears and penalties from earlier years. Confirm the final figure on your municipal bill or portal before you pay.

The taxable value shown on your latest municipal property tax bill. Do not enter the market price or the agreement value unless your bill itself uses that figure. If the bill shows more than one value, use the one marked as the taxable or rateable value.

Any fixed charges your bill adds on top of the tax itself, such as water or sewerage charges, if you want them in the total. If you want the property tax alone, leave this field at zero.

Because each municipal body sets its own valuation method, rates, rebates and extra charges. Two identical flats in two cities can carry very different bills. That is why this calculator asks you for your city's rate instead of assuming one.

No. Arrears, interest and penalties from earlier years are not included. If your bill shows arrears, add them to the other charges field if you want them in the total, or pay the bill figure itself, which already includes them.

Budget the yearly cost, then check the bill

This calculator is for planning: what the year costs, and what setting aside each month looks like. The bill itself is the final word, so compare the two before you pay.
