DRAFT RENTAL AGREEMENT (TEMPLATE ONLY, NOT LEGAL ADVICE)

This draft rental agreement is made between Amit Verma (the Landlord) and Priya Sharma (the Tenant).

1. Property. The Landlord agrees to let out the property at Flat 801, Tower C, Green Valley Residences, Andheri West, Mumbai, Maharashtra 400053 to the Tenant for residential use.
2. Tenure. The tenancy starts on 26 October 2026 and runs for 11 months.
3. Rent. The Tenant shall pay a monthly rent of ₹35,000, due on or before the 5th day of each month, by a traceable mode of payment.
4. Security deposit. The Tenant has paid, or shall pay on signing, a refundable security deposit of ₹70,000, equal to 2.0 months of rent. The deposit shall be refunded at the end of the tenancy, after adjusting any unpaid rent or proven damage beyond normal wear, as the final signed agreement provides.
5. Maintenance. Regular maintenance charges shall be paid by the tenant.
6. Lock-in period. Neither party shall terminate this agreement during the first 6 months of the tenancy, except as the final signed agreement allows.
7. Notice period. After the lock-in period, either party may end the tenancy by giving 1 month of written notice to the other party.
8. Total rent over the tenure. At the stated monthly rent, the total rent over 11 months is ₹3,85,000, before any increase the final signed agreement may provide.

IMPORTANT: This is a draft template only. It is not legal advice, it is not a registered agreement, and it does not complete stamp duty or registration requirements, which differ by state. Both parties should read the final agreement, complete stamping and registration as their state requires, and get independent legal review before signing.

What the draft covers

The draft has three parts:

1

The parties and the property

Landlord name, tenant name and the full property address go into the opening of the draft, so the agreement names exactly who is renting what.

2

The money terms

Monthly rent, security deposit and the deposit in months of rent. The deposit in months is the deposit divided by the monthly rent, so an unusually large deposit is visible at a glance.

3

The time terms

Tenure in months, start date, lock-in period and notice period. The draft states each one plainly, so both sides sign the same terms they discussed.

The landlord name, tenant name, property address and figures in the draft are template examples. Replace them with the real details, and add any clause your tenancy needs, such as a rent increase clause, a pet clause, or parking terms, before the draft is reviewed.

Worked example

A tenancy at ₹35,000 a month for 11 months, with a deposit of ₹70,000, a 6 month lock-in and 1 month of notice, gives the draft the tool opens with.

Deposit in months = ₹70,000 ÷ ₹35,0002.0 months
Total rent over tenure = ₹35,000 × 11₹3,85,000

Frequently asked questions

No. This tool produces a draft template only. Registration, stamp duty and e-stamping rules differ by state, and this draft does not complete any of them. Check the rules of your state and complete stamping and registration separately, if they apply to your agreement.

No. This is a general draft template, not legal advice for your tenancy. If the rent is large, the tenure is long, or any term is disputed, get the draft reviewed by a lawyer before anyone signs it.

Yes. Copy the draft text and edit it in your own document: add clauses, change terms, or remove anything that does not apply. The copy on this page is a starting point, not a finished agreement.

A period at the start of the tenancy during which neither side can end the agreement early, except on the terms the agreement itself allows. This draft includes a lock-in field so you can state it plainly. Leave it at zero if there is no lock-in.

Whoever the agreement says. This tool has a selector for it, so the draft states it plainly instead of leaving it to memory. Society, water and other regular charges should be covered by the same clause, in the final agreement you sign.

No. Everything runs in your browser. Nothing you type is stored or sent anywhere, which is why a refreshed page starts blank again, apart from the template examples. Copy or print the draft before you leave the page.

Draft it here, sign it properly

A clear draft prevents most tenancy arguments, because both sides sign the same terms they discussed. The last step matters as much as the first: review, stamp and register as your state requires, and only then sign.
